Do I Need Plans?

A common question asked by homeowners is, “Will I need plans?” The answer depends on whether you are planning to repair or replace existing components in their current location or if you are planning to reconfigure or add new space.

Most simple repairs and replacements do not need plans but do still require detailed estimates to clarify what you will be getting and how much you will be paying. On the other hand, if you are creating something new like an addition or reconfiguring a space such as a kitchen, the success of your project will be directly related to the detail you put into your plans. The plans are the backbone of your project upon which the success of your job rests.

The most important determination is whether the project is buildable. For instance, is it permittable by the county or city and is it structurally feasible. Beyond that, a good set of plans communicates the vision of the project onto paper so all parties understand exactly what will be happening. The specifications and estimate further flush out the details of the vision and allow dollar quantities to be determined.
